Row Houses
Achutananda has various independent Duplex Super deluxe houses commonly referred to as ‘Row Houses’ along with its affiliate company, located at south of Kukatpally, Shamshiguda.
The houses are built with the following specifications:
- Frame Work - Reinforced Cement Concrete M20
- Super Structure - Clay bricks in cement mortar with 2 coats plastering on both inside and outside with sponge finish
- Doors - Main Door in Best Teakwood frame and Best Teakwood shutters with Brass fittings and night latch and other internal doors with flush door shutters with Teakwood frames. All doors and door frames are polished with melamine polish
- Windows - Teakwood window frames & shutters with glass panels and safety grills of MS and provision for mosquito mesh for all windows. All window frames & shutters are polished with melamine polish

Flooring - Marble slabs flooring of good quality in the living and dining hall with skirting or equivalent flooring. Marble tiles flooring with skirting or equivalent flooring in rest of the area
- Kitchen - Granite slab for kitchen platform with 8"x12" tile dado up to 2’ height and stainless steel sink. Ceramic tile cladding will be provided in the wash area
- Wall Finishes - All interior walls finished with Superior Altek finish or equivalent except toilets and balconies with emulsion paints. All external walls will be provided acrylic paints or equivalent. POP cornice will be provided for living and dining halls
- Toilets - All the toilets will be provided with:
(a) European WC with flush tank of standard make
(b) Hot and cold wall mixer with shower
- Solar Water Heater - Solar water heater will be provided in all units
- Electrical -
(a) Concealed copper wiring of Anchor make or equivalent
(b) Power plugs in all necessary areas
(c) Plug points for refrigerator, TV & audio systems etc. wherever necessary
(d) Individual meter boards
(e) Miniature Circuit Breakers (MCB) & ELCB board of standard make
(f) All electrical fittings of Anchor Roma or equivalent make - Telephone - Telephone points in all necessary areas
- Cable TV - Provision for cable TV in master bedroom living-room
- Water - nbsp;Adequate water supply through Over Head tank to all units
Note
1) Corpus fund will be decided for the permanent maintenance of the colony
Municipal water, electrical meter charges, municipal permission and registration cost to be born by the customer
2) Service Tax, VAT if Applicable to be paid extra
The row houses incorporate the following facilities:
- Club house, Swimming pool, Gym centre, Indoor games, Conference hall, Restaurant etc, will be provided
- Underground electric cabling is provided for the whole colony
- Water purifier will be provided in all units
- Stand-by generator for common amenities one light and one fan point in hall in all units
- Intercom facility to all the units connecting security
- 40 feet roads to 60 feet wide roads
- Stand by generator for all the houses to have round the clock power supply
- App 20 feet jogging track around the colony
- Facility for Solar water heating system
- Centralised gas pipe line system
- Full fledged commercial area
- Fully remote controlled gate system
- 24 hrs Manjira water and ground water through over head tank
Whole colony is surrounded by fully secured compound wall with Solar fencing
The plot measurements are as follows:
300 Sq. yds plot with a built up area of 3,527 sft
266 Sq. yds plot with a built up area of 2,930 sft
200 Sq. yds plot with a built up area of 2,470 sft
200 and 266 Sq. yds. plots will have 3 bed rooms and 300 Sq. yds. will have 4 bed room in them.
